The UK self-storage sector in 2026: the numbers

The Self Storage Association UK Annual Industry Report 2026, produced in collaboration with Cushman & Wakefield, shows the industry in rude health. Annual turnover has hit £1.3 billion for the first time, making self-storage one of the fastest-growing commercial real estate sectors in the country.

Despite that growth, the UK remains significantly undersupplied compared to the US. The average American has access to 5.8 sq ft of storage per person; in the UK, the figure is just 0.82 sq ft. That gap explains why investors and operators are still opening sites at pace — and why occupancy rates remain high.

The most common reason people rent storage? Lack of space at home, cited by 76% of domestic customers. With UK house sizes among the smallest in Europe and rents continuing to squeeze urban renters, demand shows no sign of easing. Container storage is also on the rise, now accounting for 40% of all new store openings.

Pink Storage, Washington Open

Pink Storage opened its Washington site in January 2026 as its 25th UK location, backed by a £1.2 million investment. The facility is notable as Pink’s first fully off-grid site, running on a combination of solar panels, battery energy storage and backup generation. Pink also launched its AI-powered “Pink Brain” operating platform this year, now live across its network.

Cheshire

SureStore, Chester Open

Opened June 2026 · SureStore’s latest expansion

SureStore — one of the UK’s fastest-growing storage operators — opened its new Chester hub on Stadium Way in June 2026. The site joins a growing network that already spans the North of England, Midlands and South East, and follows recent openings in Stevenage and Southport.

Staffordshire

Lock Stock Self Storage, Stoke-on-Trent Open

Opened June 2026 · First Staffordshire site

Lock Stock opened a new one-acre storage park on Uttoxeter Road in Stoke-on-Trent in June 2026 — their first Staffordshire site. The facility offers 140 containers in 10ft, 20ft and 40ft sizes, making it well suited to both households and local businesses.

Big Yellow Self Storage — multiple new London stores Open / Opening

February, March & July 2026 openings

Big Yellow is in the middle of its largest ever expansion programme, with nine new stores in development. Three have already opened this year:

  • Slough, Bath Road — opened February 2026, 95,000 sq ft freehold site
  • Wembley, London — opened March 2026, 73,000 sq ft freehold site
  • Staples Corner, NW London — flagship 135,000 sq ft development, opening July 2026

A further new site at Kensington Olympia is also due to open in 2026, replacing the existing leasehold store in the same area.

South London

Pocket Storage — Biscuit Factory, Bermondsey Open

Opened late 2025 / early 2026 · UK’s first fully automated facility

Pocket Storage opened Biscuit Factory at 100 Drummond Road, Bermondsey as the UK’s first fully automated, unmanned self-storage facility. Smartphone-controlled and open 24/7, it offers 134 units across two floors of a converted historic building. Pocket is targeting four centrally located London sites in total, covering over 72,000 sq ft. Pricing is positioned below the London market average.

Surrey

SafeGuard Self Storage, Redhill Opening soon

Due 2026 · New site for South London & Surrey operator

SafeGuard Self Storage, which operates drive-up container units across South London and Surrey, is opening a new site in Redhill. It will be a welcome addition for storage customers in the area between South London and the M25 corridor, where supply has historically been limited.

Berkshire

Vanguard Self Storage, Maidenhead Opening September 2026

Expected September 2026 · 10th Vanguard location

Vanguard Self Storage is set to open its tenth UK location on Norreys Drive, Maidenhead, with handover due in August and an official opening in September 2026. The three-storey building will house around 660 storage units across 40,000 sq ft of lettable space, making it one of the larger purpose-built facilities to open this year. The site will also feature a display of historic aircraft as part of its launch.

Southern England

The Place 4 Self Storage (Ardent Companies) Open

Launched May 2026 · Three initial sites in Alton, Petersfield and Swindon

US storage investor The Ardent Companies launched The Place 4 Self Storage in the UK in May 2026, seeding the platform with three acquisitions: sites in Alton (Hampshire), Petersfield (Hampshire) and Swindon (Wiltshire). The platform is targeting 15 to 20 properties across southern England, with each site covering at least 25,000 sq ft. Early performance has been strong, with the Alton and Swindon sites already trading ahead of forecast.

Nationwide

FIREM Focus Yards — Open-Storage Network Open

Launched 2026 · Specialist outdoor storage for trades & SMEs

FI Real Estate Management (FIREM), which already operates 35 Cuboid Self Storage container sites across the UK, launched Focus Yards in 2026 — a new open-storage network aimed at tradespeople and small businesses. Focus Yards provides outdoor and covered storage for vans, plant equipment, materials and stock. It fills a gap that traditional self-storage units don’t serve well, and is expanding across the UK.

What this means if you’re looking for storage

More supply generally means more competition on price, particularly in London and southern England where new sites are concentrated. It’s worth getting quotes from newly opened facilities — operators often run promotional rates in the early months to build occupancy.

Whatever facility you choose, one thing doesn’t change: storage insurance is your responsibility.
