Do I Need Storage Insurance?

If you're renting a self-storage unit in the UK, there's a very good chance you're required to hold insurance — and an even better chance you should have it regardless. Here's the honest answer to whether storage insurance is compulsory, and what happens if you don't have it.

Most facilities require it

The short answer is: yes, for most people, storage insurance is effectively compulsory. The majority of UK storage providers — including the large national operators — require all customers to hold valid insurance as a condition of their rental agreement.

This is usually written into the terms and conditions you sign when you take out a unit. Some facilities sell insurance themselves at the point of rental. Others simply ask you to provide proof of cover from an independent insurer — which is where cover4storage comes in.

What if my facility doesn't require it?

Some smaller or independent storage providers don't enforce an insurance requirement. But not having insurance from a facility because they haven't asked doesn't mean your belongings are protected — it means you have no financial protection at all.

Storage facilities accept very limited liability for loss or damage to your belongings. This is standard practice across the industry and it's usually stated clearly in your rental agreement. If there's a fire, a burst pipe, or a break-in, the facility is very unlikely to compensate you — even if the incident was partly their fault.

Storage insurance is the only way to protect the financial value of what you've stored.

Can my home contents insurance cover my storage unit?

This is a common assumption — and one that catches people out. Most home contents policies either exclude belongings held off-site entirely, or cover them only partially. Where off-site cover does exist, it's usually:

  • Limited to around 10% of your total contents sum insured
  • Restricted to specific risks only (theft in some cases, but not fire or flood)
  • Conditional on the items being in a "secure" location — which may or may not cover your specific unit

Before relying on your home contents policy, check the exact wording with your insurer. In most cases, a dedicated self-storage insurance policy is cleaner, more comprehensive, and not much more expensive than the extension to your home cover.

What happens if I store without insurance?

If your rental agreement requires insurance and you don't have it, you're technically in breach of your contract. In practice, most facilities don't check cover continuously — but they may ask for proof if you try to make a claim or if there's an incident.

More importantly: without insurance, any loss is entirely yours to bear. A storage unit fire can wipe out thousands of pounds of belongings in minutes. If you don't have a policy in place, there's no claim to make.

How much does storage insurance cost?
