Self-storage is widely used by small businesses — for overstocked product, seasonal inventory, trade tools, display equipment, and documents. If that's you, you need self-storage insurance for business that actually covers commercial contents, and — critically — you need to know what you'll have to prove if you ever have to claim.

Does cover4storage cover business contents?

Yes, when you select Business/Commercial Possessions at quote stage. This brings business and commercial contents into your policy alongside anything personal, stored in a qualifying self-storage unit, including:

  • Machinery and plant
  • Stock and inventory
  • Tools and trade equipment

Personal and business contents are covered under the same policy — you don't need separate cover if you're storing a mix of both, as long as Business/Commercial Possessions is selected at quote stage.

The one non-negotiable: proof of purchase

This is the part that catches people out, and it's worth understanding clearly before you take out a policy.

For any commercial goods or stock, you must be able to provide proof of purchase — receipts for all items — in the event of a claim. This is a condition of the policy, not a formality. If you cannot produce purchase receipts for commercial contents at the point of a claim, the claim for those items cannot be considered.

Before you store: Make sure you have purchase receipts, invoices, or supplier records for everything commercial you're putting into the unit. Keep digital copies somewhere safe — not just in the unit itself.

This requirement applies specifically to commercial goods and stock. For personal household contents, standard proof of ownership (photos, valuations, credit card statements) is sufficient.

How is business stock valued for a claim?

For commercial goods and stock, the basis of settlement is current market value at the time of the claim. This differs from personal items under three years old, which are settled on a new-for-old basis where a valid receipt exists.

This means if you're storing stock that has depreciated, your payout will reflect the current market value, not what you originally paid. Set your sum insured accordingly — and review it if the market value of your stock changes significantly.

What the policy does not cover for business use

A few exclusions are worth noting for business customers specifically:

  • Stock without receipts. As noted above, commercial goods without proof of purchase cannot be claimed for.
  • Items not permitted under your rental agreement. If your storage facility's terms prohibit certain commercial goods, those items are not covered.
  • Food or perishable goods. Any stock that is perishable is excluded under all cover4storage policies.
  • Items on charge. E-scooters, e-bikes, and similar devices whilst charging are excluded. This is relevant if you're storing electrically powered trade equipment.

Setting the right sum insured for business stock

Set your sum insured to the full replacement cost of everything in the unit — personal and commercial combined. For stock, this means the cost to you of replacing it at current purchase prices, not the retail value.

If the value of your stock fluctuates seasonally (higher before Christmas, lower in January, for example), set your sum insured to reflect the peak value stored at any point during the policy period. Underinsuring means your payout will be reduced proportionally.

Does this replace my business insurance?

No — a cover4storage policy covers contents in your storage unit only. It does not replace general business insurance, employer's liability, public liability, or other commercial policies. Think of it as site-specific cover for what's in the unit, not a blanket commercial policy.

If you also need cover for stock held at your premises, or in transit, you'll need a separate commercial policy for those locations.

Qualifying facility requirements

The same facility requirements apply whether you're storing personal or business contents. Your unit must be at a purpose-built self-storage facility in England, Wales, or Scotland, with CCTV and fire alarms in place, and access controlled by staff or secure key code.
